The recent groundbreaking ceremony for the Troika Development marks the start of construction on Foster + Partners first luxury residential scheme in the heart of Kuala Lumpur City Centre, at the north-eastern corner of the KLCC Park. The twisted geometry of the three sculptural towers is the result of a process-driven design concept that maximises the dramatic views of the Park, the Petronas Towers and the city. The unusual external structure, consisting of a number of slender sheer walls, supports a series of stacked blocks that subtly rotate to frame the prime outlook for each apartment.
The three residential towers - of 38, 44, and 50 storeys respectively - will be the tallest residential development in Malaysia. Sky Bridges link the three towers at Level 24 to create a sky lobby, with extensive views of the emerging skyline, high above the roofs of the neighbouring buildings. At ground level, a 4-storey perimeter building frames a tranquil, car free courtyard at the heart of the development. Shops and offices in this low building also benefit from the views and the calm atmosphere of this landscaped space. The roof of the building is shaped to provide a variety of recreational facilities that are easily accessed by residents. By combining apartments, offices, shops and restaurants within a single complex, the scheme promotes a new sustainable concept for urban living.
The internal organisation of the apartments is fluid, and the volumes grow and shrink within the sheer walls. There are 230 units all with primary living areas focused towards the prevailing views. Many areas are self-shaded by the overhang, which provides shelter on the balconies.
The project is the result of a unique design process that evolved through a detailed modelling analysis. The towers were literally sculpted to respond to the surrounding buildings and the specifics of the site, so that the result is a delicately crafted cluster of towers that are an elegant and dramatic addition to this prime urban location in Kuala Lumpur.
