Our France Avenue project provides some key features relating to a new generation of inner city office buildings: an easily accessible central location in an attractive urban environment, an energy efficient building with modern and flexible office space combined with attractive social spaces for meeting and relaxation: The location in the Rive Gauche development area gives the building well connected central position in Paris, not only for cars and pedestrians, but more importantly its position over the major Francois Mitterand Metro and RER station gives it excellent public transport connections.
The building occupies an entire new city block, surrounded by streets on four sides, and located on the corner of the major roads: France Avenue and Rue Neuve Tolbiac. The site forms part of a larger masterplan for the redevelopment of these former railway lands into a new and modern city district. The massing of the building is broken down into four smaller blocks, linked by glazed gardens that allow diagonal views right through the block.
At street and lower ground floor levels, shops and catering facilities create a multi-functional public domain. The four linked office blocks offer great potential for flexible use by one or more tenants. Internal and external gardens form a counterpoint between the office space, and between the building and the surrounding streets.
The environmental concept of the building includes rainwater recovery for use in these gardens and provision of heating and cooling through the Paris district distribution system. The primary south and west facades have individually adjustable motorized glass louvres in front of fully glazed facades which provide shading and create an ever-changing appearance of shade, light and reflection.
The top levels are set back, creating attractive roof terraces under the over-sailing roof. The central atrium garden is not only used as a naturally ventilated buffer space, it also accommodates the main vertical circulation in the form of a freestanding glazed lift group. Meeting rooms between the office blocks are open to the atrium and create animation around the atrium. At first level an open stair links the entrance level with the staff restaurant.
